Current Sales Updates 

We update the current sales every month for review, this information is for the market areas we cover, McCall, Donnelly, Tamarack, New Meadows and Cascade.  The following residential sales report compares the past 12 months to the previous 12 months in the Cascade to New Meadows area. The report includes the number of sales of homes, condos, townhomes, cabins, the median sale price and the average days on market.  If you want more information please email us at sjones@2ndhomes.com

The land market across the region showed mixed results year-over-year, with overall sales increasing slightly by 2% to 229 transactions and median pricing holding relatively steady at $228,000, up 1%. Local markets, however, varied widely. McCall and Donnelly both saw slight declines in sales but strong price growth, with median prices rising 11% in each area. Cascade experienced increased activity, with sales up 10%, though prices softened slightly. In contrast, New Meadows saw the most significant shift, with a sharp 71% drop in sales and a notable 37% decline in median price. Tamarack also experienced decreases in both sales and pricing.

In March we saw home sales increase in the area, mostly in McCall and Cascade with a 5% increase in sales over all. Below are the  numbers 

The March land sales continue to be slow, but we do notice some leveling in the market. The overall median sale price and the number of sales are almost even compared to the previous year.

February 2026 we saw Overall, the number of sales has increased. McCall experienced a 24% increase, Cascade a 17%, and Tamarack a 14%. However, the median sale price has decreased slightly by 1%. Notably, Donnelly is the only area with an increase in the median sale price of 14%.
