The Payette Lake waterfront market remains one of the most exclusive real estate markets in Idaho. Because so few waterfront homes become available each year, every sale provides valuable insight into the strength of the market.

Since April 1, three Payette Lake waterfront properties have sold, with five additional homes currently pending. Sales activity has more than doubled from the same period last year, while prices have climbed significantly, underscoring the continued strength of the Payette Lake waterfront market.

Recent Waterfront Sales

309 W. Lake Street
The highest waterfront sale of the season closed at $9,150,000, reflecting the strong demand for premier Payette Lake properties.

1800 Crescent Drive
This exceptional waterfront property sold for $7,000,000, offering approximately 101 feet of shoreline and nearly an acre of land.

1400 Shady Lane Loop
Listed at $6,999,000, this six-bedroom waterfront home sold after just 21 days on the market, illustrating continued demand for well-priced lakefront homes.

Current Market Activity

Five waterfront homes are currently pending, with asking prices ranging from $2.5 million to $12 million. While inventory remains limited, buyer activity continues across a broad range of price points.

Looking Ahead

With several significant waterfront properties under contract, the remainder of the 2026 season will be worth watching.
